What Testing Tells You
Mold testing tells you whether the air inside has more spores than the air outside, which types are present, and which materials are still wet enough to support growth. The EPA sets no federal limit for indoor mold, so each indoor result is read beside an outdoor sample from the same visit.
Is Your Attic Breathing?
A vented attic is meant to pull outside air in low at the eaves and let it out high at the ridge. That steady flow carries off heat and moisture. When the path gets blocked, damp air lingers against the underside of the roof.
Soffits buried in insulation
Blown insulation can pile up against the soffit vents. Baffles at the eaves keep that air channel open.
Fans venting into the attic
A bath or dryer vent that ends in the attic adds warm, wet air right where the roof deck is coolest.
Too little exhaust up top
Without enough ridge or roof vents, air comes in but has nowhere to go. A roofer can check the balance.

When the Garage Floor Looks Wet
On warm, muggy mornings, a cool concrete slab can collect condensation and look like it is leaking. Here is how to tell sweating from water that is actually getting in.
IF
The whole floor is evenly damp
IT IS LIKELY
Condensation. Warm, humid air is meeting cooler concrete. Closing the garage door during muggy weather usually helps.
IF
There is one wet spot or a line
IT IS LIKELY
Water getting in or a leak. Look above it for a water heater, a refrigerator line or a roof or wall leak, and along the edge for runoff.
IF
It dries by afternoon
IT IS LIKELY
Condensation again. As the slab warms up, the moisture evaporates on its own.
IF
Stored boxes and drywall near the floor smell musty
IT IS LIKELY
Repeated wetting. Whatever the source, it is time to move things up off the floor and check the walls.
Why the House Smells Musty Only After Rain
If the smell comes and goes with the weather, water is probably getting into the house from outside and drying out between storms. Common entry points are window and door flashing, the roof, and soil that slopes toward the foundation. That kind of on-and-off wetting is exactly what lets mold get started, so it is worth tracking down before the next storm.

From the very beginning, Ryan was outstanding—he explained the testing process clearly, answered all of our questions, and made the entire experience stress-free. The appointment was scheduled quickly, and he arrived right on time with all of his professional equipment.
What really impressed us was how thorough and detail-oriented Ryan was. He didn’t just take air and surface samples—he explained each step of the process so we understood how the testing works and what the results would show. One of North Texas’s Oldest Communities
DeSoto was first settled in 1847. A post office opened in 1881, and the community was named for Thomas Hernando DeSoto Stewart, a local doctor. Residents voted 50 to 2 to incorporate in March 1949, largely to improve the water system, and the new city covered less than one square mile. Annexations in 1953 grew it to about 15 square miles, and in 1974 voters in neighboring Woodland Hills chose to merge with DeSoto by a margin of 221 to 219. The city passed 30,000 residents in 1990 and had 56,145 at the 2020 census.
With much of the city built during the growth that followed, a mold inspection in DeSoto often means checking roofs, attics and plumbing with a few decades behind them.
Why Waiting Rarely Works
A wet spot that is ignored usually grows. Acting early tends to mean:
- Drying a small area instead of replacing a large one.
- Fewer belongings damaged.
- Better records for an insurance claim.
A plumber can check your pressure with a gauge on an outdoor faucet in a few minutes.
High Water Pressure and Burst Hoses
Water pressure that runs too high puts constant strain on every hose, valve and fitting in the house. It rarely causes a problem all at once. Instead, it shortens the life of the parts most likely to fail behind a wall or under a cabinet.
Watch for the warning signs
Banging pipes when a faucet shuts off, a toilet that refills on its own, or a relief valve that drips can all point to high pressure.
Know what is most at risk
Washing machine hoses, toilet and faucet supply lines, ice maker lines and water heater connections take the most strain.
Ask about a pressure regulator
Many homes have a regulator on the main line that wears out with age. A plumber can test it and replace it if needed.
Texas Licensing for Mold Assessors
Mold assessors in Texas hold licenses from TDLR. The state requires approved training and an exam to get one, and insurance plus continuing education to keep it. Before anyone samples your home, check their license on the TDLR site. We will share ours whenever you ask.

Frequently Asked Questions
Does Woodland Hills count as DeSoto?
The former community of Woodland Hills, northwest of DeSoto, voted to merge with the city in 1974. We test homes throughout DeSoto, including that area.
How long are mold test results good for?
A test is a snapshot of conditions on the day it was taken. If there is a new leak, a repair or a change in how the house smells, the old results no longer tell the whole story, and a new test makes sense.
Can you test a nursery before the baby arrives?
Yes. We can sample the room and the spaces around it so you know where things stand. For questions about a baby’s health, please talk with your pediatrician, since we are not medical providers.
What should be fixed first, the mold or the moisture?
The moisture. Cleaning or removing growth without stopping the water source means it will come back. Fix the leak or humidity problem, then deal with the affected materials.
Will opening the attic hatch let mold into the house?
Opening it briefly to look or store something is usually not a concern. If the attic has known growth, keep trips short, close the hatch tightly, and make sure it is weatherstripped so attic air is not pulled into the house.
