Mold Testing in Grand Prairie, TX

Independent mold assessment for Grand Prairie homes

Grand Prairie stretches across parts of Dallas, Tarrant, Ellis and Johnson counties in the Mid-Cities, an easy drive from our Fort Worth base. Mold testing in Grand Prairie begins with moisture readings, adds air or surface samples where they will settle a question, and ends with results from an independent laboratory.

Schedule a Grand Prairie Mold Test

Texas keeps mold assessment and mold remediation in separate hands: Chapter 1958 of the Texas Occupations Code prohibits one license holder from doing both on the same project. Mold Test DFW does the assessment. Before a Grand Prairie visit, tell us the room, what you have seen or smelled, and whether any water got in recently, so the sampling plan is ready on arrival.

Find the Moisture, Then Decide

What shows on the surface is usually a fraction of what got wet. Mold testing in Grand Prairie maps the moisture, identifies what is growing, and points to the source, so the repair can be scoped to the actual problem. The EPA has not set federal limits for airborne mold, so we compare each indoor sample with an outdoor sample taken on the same visit.

The Kids’ Bathroom

A bathroom shared by children sees more splashing, more wet towels and more toys than any other room in a Grand Prairie house. A few habits keep that water from settling in.

Splashes over the edge

Water on the floor at the tub edge soaks into the grout line and the subfloor below. A bath mat that stays wet keeps it there.

Toys that hold water

Squeeze toys and toy bins trap water inside. Let them drain and dry between baths, and toss any toy that looks dark inside.

Towels on the floor

A pile of wet towels keeps the floor and baseboard damp for hours. Hooks at kid height make hanging them easier.

The tub and floor joint

The caulk line where the tub meets the floor takes the most splashing. Reseal it when it cracks or pulls away.

What Mold Testing in Grand Prairie Covers

  • Moisture readings on the walls, floors, ceilings and cabinets near the concern, and in the rooms that border it.
  • Air samples when an odor or symptoms prompted the call, matched with an outdoor sample.
  • Tape or swab samples where growth is visible, so the laboratory can identify it.

The readings come first, because they show which samples are worth taking.

A Grand Prairie Mold Testing Company That Does Not Do Cleanup

  • We never bid remediation, so the report has nothing to sell you.
  • Every sample goes to an independent laboratory.
  • The written report ties each sample to its location, the lab result and a practical next step.

Our mold testing services in Grand Prairie are available to owners, renters and buyers, and you decide who sees the results.

Signs a Grand Prairie Home Needs a Look

Mold testing in Grand Prairie makes sense when:

  • A musty smell keeps returning to the same room or closet.
  • Paint is bubbling or a stain is spreading near a bathroom, window or exterior wall.
  • Flooring has cupped, lifted or softened in one area.
  • There was a leak, an overflow or storm water inside, however small.
  • Someone feels better away from the house. We are not medical providers, so please see your doctor about symptoms; the CDC explains how mold can affect health.

Your Grand Prairie Appointment, Step by Step

  • Background: what you noticed, where, and when it started.
  • Moisture survey: meter readings in the area and the rooms around it.
  • Sampling: air, surface or both, chosen from the readings.
  • Laboratory: sealed samples analyzed by an independent lab.
  • Report: written findings and a call to explain them.

Other Areas We Serve

Near Grand Prairie we also test homes in Arlington, Irving, Dallas, Mansfield and Duncanville.

Trusted Sources on Mold

We recommend the EPA brief guide to mold, moisture and your home, the CDC overview of mold and health, and the TDLR mold program, which licenses mold assessors.

Hot Tubs Beside the House

An outdoor hot tub is a lot of warm water sitting a few feet from your walls. Where it sits and how it drains decide whether that water stays outside.

AT THE WALL

Splash and drips

A tub set close to the house splashes the siding and sills every time someone climbs in or out. Leave space, or protect that wall.

UNDER THE COVER

A waterlogged lid

Foam covers soak up water as they age and get heavy. A cover that stays wet holds steam and moisture against nearby windows and doors.

AROUND THE PAD

Draining day

Emptying a hot tub releases hundreds of gallons at once. Send that water away from the foundation, never into the bed along the wall.

Mold Test DFW is great! Ryan was a HUGE help with my mold problem. My unit had mold. My apartment complex said there isn't mold and did not treat so I called Ryan and he was there same day! Ryan is easy to work with, punctual, and great to talk to. My fiancée and I are looking to buy a home in the future and Ryan will be our first call during our inspection period. 10/10 recommend Mold Test DFW

Ryan did amazing work for us! My wife and I are in the middle of a quick option period for a house, and required a professional inspection done on a questionable bit of surface.

He was able to get in, do a complete thorough walkthrough, send samples off to the lab, and write a report up for us (that included a massive amount of broken down details), all before our option period ended.

Highly recommend using this company for anything, they definitely don’t disappoint!

Ryan is amazing and has gone above and beyond my expectations. My apartment complex has been very difficult throughout me trying to have Ryan do his assessment. The first time Ryan came out to do the assessment we were blocked and denied access to my apartment. It was a horrible situation I wasn't expecting. Ryan was very professional and asked appropriate questions when we were denied access. Throughout this on going process with the apartments, Ryan has been so kind. He is never in a rush and answers all your questions. I'm so grateful for his knowledge and the advice he has shared throughout this process I'm going through. I hope I don't ever have to deal with mold again but if I do I know who to call and I would definitely recommend him to anyone.

Ryan Rainey, the owner of Mold Test DFW, is amazing. We had him perform an inspection on a house we intend to purchase, and we are very happy with how he handled our need. After Ryan e-mailed the test results, he spent 45 minutes going over those results with us on the phone. Line by line he explained the problem, the solution, and the estimated cost, telling us along the way what was serious and what wasn't. He is the most thorough inspector I've ever dealt with on anything, and we recommend him to anyone with any type of mold issues. Thanks again, Ryan!!!

Ryan has been an absolute pleasure to work with. He’s consistently punctual, professional, and always goes the extra mile to make himself available even on short notice or clearance testing. His communication is clear and straightforward, and he always takes the time to explain exactly what needs to be done.
What really stands out is how easy he is to work with. Ryan makes the entire process smooth and stress-free. His attention to detail with paperwork is also top-notch—everything is always accurate, complete, and submitted promptly.

We had Mold Test DFW come out to test some dirty remediation equipment that another company had brought into our home after a water leak. I attached a few photos for reference so others can see what we were dealing with.

From the very beginning, Ryan was outstanding—he explained the testing process clearly, answered all of our questions, and made the entire experience stress-free. The appointment was scheduled quickly, and he arrived right on time with all of his professional equipment.

What really impressed us was how thorough and detail-oriented Ryan was. He didn’t just take air and surface samples—he explained each step of the process so we understood how the testing works and what the results would show. He was professional, respectful of our home, and very transparent about what he was doing.

Compared to other companies we’ve used in the past, Mold Test DFW was by far more honest and customer-focused. The final report was easy to understand, very comprehensive, and gave us peace of mind to move forward with the right remediation decisions.

If you need accurate, reliable, and trustworthy mold testing, I highly recommend Mold Test DFW. Ryan went above and beyond, and we’ll absolutely call them again in the future if we ever need testing.

From Dechman to the Mid-Cities

Alexander McRae Dechman founded the settlement as Dechman in 1863. The Texas and Pacific Railroad arrived in 1876, the post office adopted the name Grand Prairie in 1877, and the city incorporated in 1909. During World War II, North American Aviation built B-24 Liberators and P-51 Mustangs here, and aviation work continued under Vought, LTV and Lockheed Martin. Lone Star Park opened in 1997. The population rose from 14,594 in 1950 to 99,616 in 1990 and reached 196,100 at the 2020 census.

That long, steady growth left Grand Prairie with homes from every decade since the war, from postwar frame houses to recent subdivisions. Our mold testing company in Grand Prairie reads each one with its age in mind, because older plumbing and newer attic equipment tend to leak in different places.

The Cost of Waiting

The EPA recommends drying wet building materials within 24 to 48 hours to prevent mold growth. After that, repairs tend to grow. Mold testing in Grand Prairie early on can mean:

  • Removing a small piece of drywall rather than a whole wall.
  • Catching a slow leak before it damages cabinets or a subfloor.
  • Having dated lab results for an insurer, a landlord or a buyer.

Siding That Sits Too Close to the Ground

Siding makers call for a gap between the bottom row and the soil, mulch or patio below it. When beds build up over the years, that gap disappears and the bottom row stays wet. Here is what that does to common siding types.

Wood and hardboard

It swells, flakes and softens at the bottom edge when it stays wet. Peeling paint along the lowest rows is often the first sign.

Fiber cement

It holds up better, but it still needs a gap above soil and paving. Cut edges that sit in water can crack and soak it up.

Vinyl

It will not rot, but water that gets behind it can soak the sheathing underneath. Look for warped panels where sprinklers hit.

In the drawings, the lime row is the one that stays wet when soil or mulch is piled against it.

Grand Prairie Mold Testing Questions

I left wet clothes in the washer overnight and they smell sour. Is that mold?

That smell usually comes from bacteria and mildew starting on damp fabric. Rewash the load and dry it right away. It is not a sign of a problem with the house, but a washer that always smells musty may need its gasket and drain cleaned.

It can. Air from a hot, damp garage can move into the house through gaps around the door and the shared wall, especially if the garage holds a second refrigerator, a freezer or wet gear. Keep the door to the house closed and sealed, and watch the shared wall for stains or a musty smell.

Look at the grout and caulk, which can hold moisture deep in small cracks, and at the drain, where hair and soap build up. If the smell stays after both are clean, check for loose tiles or a soft spot in the wall or floor, which can mean water is getting behind the surface.

Often it is dust that clings to the damp grille, and sometimes mold grows on it. Turn off the power at the switch, clean the grille, and make sure the fan actually pulls air. Heavy buildup that returns quickly suggests the room stays damp for too long after showers.

A brief burning smell when the heat runs for the first time each season is usually dust on the heating elements, and it fades within a few hours. A musty smell that comes through the vents every time the system runs is different, and it is worth having the system and the house checked.
