Mold Testing in Arlington, TX

Assessment-only mold inspection for Arlington homes

Arlington sits about 12 miles east of downtown Fort Worth and 20 miles west of downtown Dallas, and Mold Test DFW drives in from Fort Worth. Mold testing in Arlington starts with a moisture survey, uses air or surface samples only where they answer a real question, and ends with results from an independent laboratory.

Book an Arlington Mold Assessment

Texas law keeps assessment and cleanup apart: a license holder may not perform both mold assessment and mold remediation on the same project (Texas Occupations Code Chapter 1958). Mold Test DFW stays on the assessment side. When you reach out about an Arlington property, tell us which room, what you have seen or smelled, and whether water got in recently, and we will plan the sampling around it.

Find the Water Before You Pay for Repairs

A stain on the surface seldom shows where the moisture ended up. Mold testing in Arlington maps how far it spread, identifies what is growing, and traces it back to a source, which is what a contractor needs to quote the right repair. The EPA has not set federal limits for mold in indoor air, so we compare each indoor result with an outdoor sample collected on the same visit.

Shared Walls: Townhomes, Duplexes and Condos

When you share a wall, a floor or a ceiling, some of the water that reaches your home starts somewhere you cannot see. These are the three paths we check first in an attached Arlington home.

A leak next door

A failed supply line or an overflowing tub next door can soak the shared wall before anyone on your side sees a mark. A musty smell along that wall is often the first clue.

The unit above you

Water runs down. A dishwasher, a toilet or a washer upstairs can leak through the floor and show up as a stain or sagging drywall on your ceiling.

Pipes in the shared wall

Attached homes often run plumbing for both units through the same wall. A slow drip there can stay hidden for months, and neither owner may know whose pipe it is.

Who to tell: your neighbor and, if you have one, the HOA or property manager. Put it in writing and take photos, because a leak in a shared wall often involves more than one owner and more than one insurance policy.

What Happens During Mold Testing in Arlington

  • Meter readings on the walls, floors, ceilings and cabinetry around the concern, then in the rooms on either side.
  • Air sampling when an odor or symptoms are the main reason you called, always paired with an outdoor sample.
  • Tape or swab samples where growth is visible, so the lab can name it.

The readings decide where samples go, so you are not paying for ones that cannot change the answer.

An Arlington Mold Testing Company With No Cleanup Crew

  • We never quote remediation, so nothing in the report steers you toward our own work.
  • An independent laboratory analyzes every sample.
  • The written report lists where each sample was taken, what the lab found, and a sensible next step.

Our mold testing services in Arlington are open to owners, renters and buyers, and the report goes only to the people you choose.

When Arlington Residents Usually Call

Mold testing in Arlington is worth booking when:

  • One room or closet keeps smelling musty no matter how often you clean it.
  • Paint blisters or a stain spreads near a bathroom, a window or an outside wall.
  • A floor has lifted, buckled or gone soft in one spot.
  • Water got in from a leak, an overflow or a storm, even if it was mopped up fast.
  • Someone in the house feels better when they are away from it. We are not medical providers, so please talk with your doctor about symptoms; the CDC explains how mold can affect health.

From Your First Call to the Report

An Arlington mold inspection runs in five steps:

  • Questions: what you noticed, where, and roughly when it started.
  • Readings: moisture meters across the area and the rooms around it.
  • Sampling: air, surface or both, chosen from what the readings show.
  • Laboratory: sealed samples analyzed by an independent lab.
  • Report: written findings, then a call to go over them.

Near Arlington we also test homes in Grand Prairie, Mansfield, Euless, Bedford and Hurst.

Reliable Sources on Mold

For background, read the EPA brief guide to mold, moisture and your home, the CDC overview of mold and health, and the TDLR mold program, which licenses mold assessors.

Mold Testing Around an Arlington Sale or Lease

About 54% of Arlington homes were owner-occupied at the 2020 census, so a large share of the city rents. That puts mold testing in Arlington in the middle of plenty of transactions: a buyer inside the option period, a seller who wants answers before listing, a landlord turning a unit between tenants, or a tenant who wants a dated record of conditions. In each case the report describes what was found on the day of the visit. It is not a legal opinion, and we are not attorneys, so ask your agent or attorney how it fits your contract or lease.

Getting a Nursery Ready

Plenty of parents repaint, recarpet and rearrange a spare room before a baby arrives. A little attention to moisture while you are at it makes the room easier to keep dry.

Look before you paint

Check the walls, the window and the closet for stains or a musty smell first. A fresh coat of paint hides the clues you would want to see.

Give the exterior wall some room

Keep the crib and dresser a few inches off an outside wall so air can move behind them and the wall can dry.

Keep the humidifier in check

If you use one, clean it as the manual directs and turn it down if the windows fog or the sills stay wet.

Check the closet

Closets on outside walls get little airflow. Leave the door open now and then, and keep stored boxes off the floor.

30 to 50%

The indoor relative humidity range the EPA suggests aiming for, and below 60% at most.

We are not medical providers. Questions about a baby’s health belong with your pediatrician, and the CDC has an overview of mold and health.

Ryan did amazing work for us! My wife and I are in the middle of a quick option period for a house, and required a professional inspection done on a questionable bit of surface.

He was able to get in, do a complete thorough walkthrough, send samples off to the lab, and write a report up for us (that included a massive amount of broken down details), all before our option period ended.

Highly recommend using this company for anything, they definitely don’t disappoint!

Ryan is amazing and has gone above and beyond my expectations. My apartment complex has been very difficult throughout me trying to have Ryan do his assessment. The first time Ryan came out to do the assessment we were blocked and denied access to my apartment. It was a horrible situation I wasn't expecting. Ryan was very professional and asked appropriate questions when we were denied access. Throughout this on going process with the apartments, Ryan has been so kind. He is never in a rush and answers all your questions. I'm so grateful for his knowledge and the advice he has shared throughout this process I'm going through. I hope I don't ever have to deal with mold again but if I do I know who to call and I would definitely recommend him to anyone.

Ryan Rainey, the owner of Mold Test DFW, is amazing. We had him perform an inspection on a house we intend to purchase, and we are very happy with how he handled our need. After Ryan e-mailed the test results, he spent 45 minutes going over those results with us on the phone. Line by line he explained the problem, the solution, and the estimated cost, telling us along the way what was serious and what wasn't. He is the most thorough inspector I've ever dealt with on anything, and we recommend him to anyone with any type of mold issues. Thanks again, Ryan!!!

Ryan has been an absolute pleasure to work with. He’s consistently punctual, professional, and always goes the extra mile to make himself available even on short notice or clearance testing. His communication is clear and straightforward, and he always takes the time to explain exactly what needs to be done.
What really stands out is how easy he is to work with. Ryan makes the entire process smooth and stress-free. His attention to detail with paperwork is also top-notch—everything is always accurate, complete, and submitted promptly.
If you're looking for someone reliable, knowledgeable, and genuinely dedicated to their work, Ryan is the one to call. Highly recommended. United Water Restoration group Arlington, Texas Operations Manager, James Johnson

We had Mold Test DFW come out to test some dirty remediation equipment that another company had brought into our home after a water leak. I attached a few photos for reference so others can see what we were dealing with.

From the very beginning, Ryan was outstanding—he explained the testing process clearly, answered all of our questions, and made the entire experience stress-free. The appointment was scheduled quickly, and he arrived right on time with all of his professional equipment.

What really impressed us was how thorough and detail-oriented Ryan was. He didn’t just take air and surface samples—he explained each step of the process so we understood how the testing works and what the results would show. He was professional, respectful of our home, and very transparent about what he was doing.

Compared to other companies we’ve used in the past, Mold Test DFW was by far more honest and customer-focused. The final report was easy to understand, very comprehensive, and gave us peace of mind to move forward with the right remediation decisions.

If you need accurate, reliable, and trustworthy mold testing, I highly recommend Mold Test DFW. Ryan went above and beyond, and we’ll absolutely call them again in the future if we ever need testing.

From a Small Town to the Third-Largest City in the Metroplex

Arlington was founded in 1876, named after Arlington House in Virginia, and incorporated on April 21, 1884. It stayed small until a General Motors assembly plant arrived in 1954. The population went from 7,692 in 1950 to 90,229 in 1970 and 261,721 in 1990, and reached 394,266 at the 2020 census, behind only Dallas and Fort Worth in the metroplex. The University of Texas at Arlington has more than 40,000 students, and the city is home to AT&T Stadium, Globe Life Field and Six Flags Over Texas.

Growth that fast means a great many houses and apartments went up within a few decades of each other, and they are reaching the age when water heaters, supply lines, roofs and original AC equipment wear out. Our mold testing company in Arlington reads those spots first.

Waiting Usually Makes the Repair Bigger

The EPA recommends drying wet building materials within 24 to 48 hours to keep mold from growing. Once that window closes, the repair list tends to grow. Mold testing in Arlington early on can mean:

  • Replacing a strip of drywall instead of a whole wall.
  • Catching a slow drip before it ruins a vanity or a subfloor.
  • Having dated lab results ready for an insurer, a landlord or a buyer.

Moving Into a Rental?

Close to half of Arlington homes are rented, and the University of Texas at Arlington alone has more than 40,000 students. A few habits at the start of a lease make a moisture problem easier to spot, and easier to show it was there before you.

Move-in day

Photograph any stains, peeling paint or warped flooring before you unpack.
Open each sink cabinet and look at the cabinet floor.
Write any musty room on your move-in form.

First week

Run each faucet, then check underneath for drips.
Watch the windows on cool mornings for heavy condensation.
Make sure the bath fan actually pulls air.

All year

Report leaks in writing as soon as you notice them.
Keep furniture and boxes a few inches off outside walls so air can reach them.
Run the bath fan for every shower and a while after.

Arlington Mold Testing Questions

Is the pink film in my shower mold?

Usually not. A pink or orange film around drains and grout lines is most often bacteria feeding on soap residue in damp spots. Regular cleaning and a running exhaust fan keep it down. Black spots that return in the same places, or grout that has gone soft, are a better reason to look closer.

Often it is efflorescence, mineral salts left behind when water moves through masonry and evaporates. It is not mold, but it does show that water is getting into that wall or slab. If the powder sits next to a room that smells musty, a moisture reading is worth it.

Growth on shaded siding is usually algae or mildew, and on its own it is a cleaning job. It does tell you that part of the wall stays damp, so check whether sprinklers or shrubs keep it wet, and look at the inside of that wall for stains.

Warm shower air condenses on the ceiling above the tub, and the paint stays damp long enough for growth to start. Run the exhaust fan during the shower and for a while after, and make sure it actually pulls air. If the dots come back soon after cleaning, have the ceiling and the attic above it checked.

No. An energy audit measures air leakage and insulation, and it does not sample for mold. Its findings can still help us, because gaps that pull humid air into walls or the attic are places we would want to read.
