Seeing Mold Is Only Half the Answer

Visible growth tells you mold is there. It doesn’t tell you how far it has spread, whether the moisture behind it is still active, or whether the air in the rest of the house is affected. Testing fills in those gaps, and the results decide whether you need a quick repair, a licensed remediator, or nothing at all.

Mold Names You Might See on a Lab Report

Lab reports list mold by genus, and the names can look intimidating. These four come up often after mold testing in Justin and across North Texas. What matters most is where each one was found and how the indoor count compares with the outdoor sample.

Common outdoors

Cladosporium

One of the most common molds in outdoor air, so it shows up on almost every report. Indoors it tends to grow where condensation collects: window frames, painted surfaces, and around HVAC equipment. A much higher count inside than outside points to a moisture source in the house.

Often grouped together

Penicillium / Aspergillus

Their spores look so alike under the microscope that air sample reports usually combine them into one line. Both grow on damp building materials, dust, and stored items. Elevated indoor levels often follow a leak or a stretch of high humidity.

Needs long-term moisture

Stachybotrys

The dark mold many people call black mold. It grows on materials that stay wet for a long time, especially the paper facing on drywall. Its spores are heavy and sticky, so even a few in an air sample can mean growth nearby, often behind a wall or under flooring.

Found with water damage

Chaetomium

Another mold associated with materials that stayed wet, such as drywall, wood, and carpet backing after a leak. It is often reported alongside Stachybotrys, and finding either one is a good reason to look for a hidden water source.

Mold names alone don’t decide what happens next. We explain each line of your report and what, if anything, it means for the house.

When a Store Kit Falls Short

Settle plates from the hardware store almost always grow something, because mold spores are in nearly every indoor space. They can’t tell you whether the count is normal for your house, and there is no outdoor sample to compare against. A professional mold inspection in Justin adds:

  • Air samples collected at a measured flow rate, indoors and out.
  • Moisture mapping to find the wet material feeding the growth.
  • Lab identification of the mold types present.
  • A report that a contractor or insurer will take seriously.

What Happens During a Mold Inspection

Every mold inspection in Justin follows the same order. We talk through what you have noticed, look over the affected area and the plumbing and HVAC equipment near it, and take moisture readings. Then we collect air samples inside and outside the house, plus surface samples where growth is visible. The samples go to an independent laboratory, and your written report explains each result and the next steps we recommend.

Report Terms, Explained

A mold inspection in Justin produces a report with some technical language. Here is what the most common terms mean.

Spore trap

A small cassette attached to a pump. Air is pulled through it at a measured rate, and spores stick to a sticky slide inside for the lab to count.

Outdoor control

An air sample taken outside the house on the same day. Indoor results are judged against it, since outdoor spore levels change with weather and season.

Tape lift and swab

Two ways to sample a visible surface. A tape lift picks up spores and fragments on clear tape. A swab is wiped across the area and sealed in a tube.

Spores per cubic meter

The unit most air sample results use. It is a count, so it is most useful when compared room to room and against the outdoor control.

Hyphal fragments

Pieces of the threadlike structure mold grows from. They can suggest active growth nearby even when spore counts are modest.

Chain of custody

The form that travels with your samples, recording who collected them, when, and where, so the lab result can be traced back to your house.

Ryan is easy to work with, punctual, and great to talk to. My fiancée and I are looking to buy a home in the future and Ryan will be our first call during our inspection period. 10/10 recommend Mold Test DFW

Ryan did amazing work for us! My wife and I are in the middle of a quick option period for a house, and required a professional inspection done on a questionable bit of surface.

He was able to get in, do a complete thorough walkthrough, send samples off to the lab, and write a report up for us (that included a massive amount of broken down details), all before our option period ended.

Highly recommend using this company for anything, they definitely don’t disappoint!

Ryan is amazing and has gone above and beyond my expectations. My apartment complex has been very difficult throughout me trying to have Ryan do his assessment. The first time Ryan came out to do the assessment we were blocked and denied access to my apartment. It was a horrible situation I wasn't expecting. Ryan was very professional and asked appropriate questions when we were denied access. Throughout this on going process with the apartments, Ryan has been so kind. He is never in a rush and answers all your questions. I'm so grateful for his knowledge and the advice he has shared throughout this process I'm going through. I hope I don't ever have to deal with mold again but if I do I know who to call and I would definitely recommend him to anyone.

Ryan Rainey, the owner of Mold Test DFW, is amazing. We had him perform an inspection on a house we intend to purchase, and we are very happy with how he handled our need. After Ryan e-mailed the test results, he spent 45 minutes going over those results with us on the phone. Line by line he explained the problem, the solution, and the estimated cost, telling us along the way what was serious and what wasn't. He is the most thorough inspector I've ever dealt with on anything, and we recommend him to anyone with any type of mold issues. Thanks again, Ryan!!!

His communication is clear and straightforward, and he always takes the time to explain exactly what needs to be done.

We had Mold Test DFW come out to test some dirty remediation equipment that another company had brought into our home after a water leak. I attached a few photos for reference so others can see what we were dealing with.

From the very beginning, Ryan was outstanding—he explained the testing process clearly, answered all of our questions, and made the entire experience stress-free. The appointment was scheduled quickly, and he arrived right on time with all of his professional equipment.

What really impressed us was how thorough and detail-oriented Ryan was. He didn’t just take air and surface samples—he explained each step of the process so we understood how the testing works and what the results would show. He was professional, respectful of our home, and very transparent about what he was doing.

Compared to other companies we’ve used in the past, Mold Test DFW was by far more honest and customer-focused. The final report was easy to understand, very comprehensive, and gave us peace of mind to move forward with the right remediation decisions.

If you need accurate, reliable, and trustworthy mold testing, I highly recommend Mold Test DFW. Ryan went above and beyond, and we’ll absolutely call them again in the future if we ever need testing.

From an 1848 Utopian Colony to a Railroad Town

Justin’s story starts earlier than most towns in Denton County. In 1848, about 70 followers of the French utopian Étienne Cabet arrived to build an Icarian community here. The colony didn’t last, but settlement did. When a post office opened in January 1887, it was named for Justin Sherman, a chief engineer with the Santa Fe Railroad, not for the boot company, as many people assume.

Today Justin is a small outer-ring suburb of Fort Worth, about 3.3 square miles along FM 156 and State Highway 114, with 4,409 residents at the 2020 census and fast growth since. Older homes near the original town site and new houses on the edges of town hold moisture differently, which is why every mold inspection company in Justin should start with the house in front of it rather than a checklist.

Small Problems Stay Small When You Test Early

A drip under a sink can wet a cabinet floor in days and reach the drywall behind it in weeks. Testing when you first notice a sign keeps the affected area, and the repair, as small as possible. The report also notes the date and the conditions we found, which helps later if you file a claim or sell.

Mold on Your Belongings: Clean It or Replace It?

When mold testing in Justin turns up growth, the next question is usually about the things in the room. The EPA’s guidance comes down to how porous a material is: hard surfaces can usually be cleaned, while absorbent materials that have grown mold may need to go.

Usually Cleanable

Hard, nonporous surfaces

Often Replaced

Absorbent, porous materials

Keepsakes, photos, and important papers are worth asking a restoration specialist about before you throw them out. Whatever you decide, fix the moisture first, or the same items will grow mold again.

Frequently Asked Questions

Is the lab report the same as a remediation plan?

No. The lab report lists what was found in each sample. For larger projects in Texas, a licensed assessor writes a separate remediation protocol that tells the cleanup company what to remove and how to contain the work.

Very little. Air samples use a small pump for a few minutes per location, and surface samples are a swab or a piece of clear tape. We don’t cut into walls.

Yes, though bleach or scrubbing can change what a surface sample shows. Air samples and moisture readings are still useful, especially if the smell or staining came back.

A past leak is one of the better reasons to test. Ask the seller for repair records, and schedule testing early enough that results come back before your contract deadlines.

Outdoor spore counts rise and fall with the seasons, which is one reason we always take an outdoor control sample on the same day. Indoor results are compared with that sample, not with a fixed number.
