Arrange a Mold Test
Under Texas Occupations Code Chapter 1958, mold assessment needs a state license, and the company that assesses a job cannot also be the one that remediates it. We stay on the testing side of that line. Give us a short description of the problem, and we will let you know which samples are likely to help.

What You Learn From a Test
Mold testing answers practical questions: whether indoor spore counts are higher than outside, which types are growing, and which walls, floors or ceilings are holding water. It does not certify a home as having no mold, since spores are part of normal outdoor air. The EPA page on testing explains why results need that outdoor comparison.
Living Under a Tarp While You Wait on Repairs
After a big storm, roofers and contractors can be booked for weeks. A tarp on the roof or a board over a window keeps most of the rain out, but rarely all of it.
Temporary repairs keep rain out. They do not dry what already got wet.
Check after every rain
Look at the ceilings and walls under the tarp, and around boarded windows, after each storm until the permanent repair is finished.
Watch the tarp edges
Wind lifts tarps and pulls fasteners loose. Water that slips under a lifted edge runs straight onto the decking.
Dry what you can reach
Pull back wet carpet pad, run fans and a dehumidifier, and keep the AC on to bring indoor humidity down.
Test before the walls close
Before damaged drywall or ceilings are replaced, moisture readings and mold testing show whether the framing is dry and clean.

Why Our Mold Testing Company in Sunnyvale Stays Out of Repairs
We do not do remediation, restoration or construction. When our mold testing services in Sunnyvale are done, what you have is a report, not a sales pitch. Visits are scheduled from our Fort Worth office.
Things That Usually Prompt a Call
- Storm damage that was tarped or patched and is still waiting on a full repair.
- A musty garage, workshop or storage room.
- Discoloration around a skylight, or a ceiling stain after a heavy rain.
- Flooring that has cupped or lifted near a bathroom or the kitchen.
- Allergy-type symptoms that seem to come and go with time spent at home. Health questions should go to your doctor, since we are not medical providers; the CDC has a short overview of mold and health.
How the Appointment Goes
A mold inspection in Sunnyvale follows a set order:
- First, we listen: what you noticed, where, and since when.
- Second, we take moisture readings around the problem and beyond it.
- Third, air samples get collected inside and outside, with surface samples if needed.
- Fourth, the samples go to an independent laboratory.
- Last, you get the written report, and we go over it together.
Other Areas We Serve
Our inspectors also work in Mesquite, Garland, Rowlett, Balch Springs and Dallas.

Skylights, Solar Panels and Other Roof Penetrations
Every hole cut through a roof is a place water can follow, and roof leaks very often start at one of these rather than in the open field of shingles.
Skylights
Flashing and the curb around the frame wear out, and condensation on the glass can drip onto the drywall well below.
Solar panels
Each mount is fastened through the roof. The sealant around those bolts needs checking, especially after hail.
Plumbing vents
Rubber pipe boots crack in the Texas sun and let water run down along the vent pipe.
Old dish mounts
Mounts left behind after a dish is removed can leave open bolt holes in the shingles.
Attic fans and vents
Powered vents and turbines have their own flashing, and wind-driven rain can blow in through the louvers.
When a stain sits under any of these, we check the attic side wherever it can be safely reached.
Moldy Food Does Not Mean a Moldy House
Bread and fruit grow mold quickly no matter how clean a kitchen is, and throwing them out is usually the end of it. It is worth a closer look when food spoils unusually fast in one cabinet, when you see spotting on the inside of a pantry wall or under the sink, or when the cabinet smells musty even after it has been emptied and wiped down. Those point to moisture in the cabinet itself.
Feedback From Our Clients

He was able to get in, do a complete thorough walkthrough, send samples off to the lab, and write a report up for us (that included a massive amount of broken down details), all before our option period ended.
Highly recommend using this company for anything, they definitely don’t disappoint!

What really stands out is how easy he is to work with. Ryan makes the entire process smooth and stress-free. His attention to detail with paperwork is also top-notch—everything is always accurate, complete, and submitted promptly.
If you're looking for someone reliable, knowledgeable, and genuinely dedicated to their work, Ryan is the one to call. Highly recommended. United Water Restoration group Arlington, Texas Operations Manager, James Johnson

From the very beginning, Ryan was outstanding—he explained the testing process clearly, answered all of our questions, and made the entire experience stress-free. The appointment was scheduled quickly, and he arrived right on time with all of his professional equipment.
What really impressed us was how thorough and detail-oriented Ryan was. He didn’t just take air and surface samples—he explained each step of the process so we understood how the testing works and what the results would show. He was professional, respectful of our home, and very transparent about what he was doing.
Compared to other companies we’ve used in the past, Mold Test DFW was by far more honest and customer-focused. The final report was easy to understand, very comprehensive, and gave us peace of mind to move forward with the right remediation decisions.
If you need accurate, reliable, and trustworthy mold testing, I highly recommend Mold Test DFW. Ryan went above and beyond, and we’ll absolutely call them again in the future if we ever need testing.
Four Hamlets, One Town
Sunnyvale formed in 1953, when the hamlets of Long Creek, New Hope, Tripp and Hatterville merged, taking a name picked in a contest at a local school. New Hope had been the busiest of the four until a storm in 1921 damaged much of it. When the town incorporated, it allowed only single-family houses on lots of at least one acre. Sunnyvale covers 16.8 square miles and is the easternmost city lying completely within Dallas County, with 7,893 residents at the 2020 census.
Storms have shaped the town since, including the EF-4 tornado on December 26, 2015. For homeowners, the lesson is that storm repairs often leave hidden moisture behind, so a mold inspection in Sunnyvale usually starts with the roof, the windows and anything that was recently fixed.
The Price of Putting It Off
Mold keeps growing as long as the material under it stays damp. Waiting usually means:
- More drywall, insulation or flooring to replace.
- A harder time showing an insurer when the damage happened.
- Growth moving into closets, cabinets and the attic.
What Your AC Filter Can Tell You
The air filter is the one part of the HVAC system most people see regularly. When you pull it out, it is worth a quick look before it goes in the trash.
USUALLY FINE
Light gray dust
A normal used filter. Replace it on the schedule the filter maker recommends, using the size printed on the frame.
OVERDUE
Dark and packed with dust
Airflow drops when a filter clogs, and the cooling coil can stay colder and wetter than it should. Change it, and keep an eye on the drain pan.
WORTH A LOOK
Spotting or a musty smell
Dark speckling on the filter, or a musty smell from the return, points to moisture near the air handler. That is a good reason to schedule mold testing.
A filter is a clue, not a test. It cannot tell you what kind of growth is present or how far it reaches, but it can tell you when to ask.
Texas Mold Licensing, in Brief
Mold assessment consultants and companies in this state answer to the Texas Department of Licensing and Regulation. To hold a license, a consultant needs approved training, a passed exam, insurance, and continuing education at renewal. Look up any assessor’s license on TDLR’s website before samples are taken. Ours is available whenever you ask.
Our certified mold inspectors handle every Mold Test DFW visit, and our mold assessment consultants are trained and certified.

Frequently Asked Questions
Our roof was replaced after storm damage. Could mold still be in the attic?
It can. A new roof stops new leaks, but insulation and decking that got wet before the repair may not have dried out. If the attic smells musty or you see staining on the underside of the deck, mold testing can tell you whether growth was left behind.
How many samples does a typical visit need?
It depends on the house and the concern. Most visits include air samples from the rooms in question plus one outdoors, and surface samples only where growth is visible. We will tell you what we plan to take and why before we start.
Can I share the report with my insurance adjuster?
Yes. The report is yours, and you can send it to an adjuster, contractor, landlord or buyer. Coverage questions belong with your insurer; we are not adjusters.
Should I keep wet carpet or drywall to show the insurer?
Ask your insurer first. Many prefer photos, measurements and a sample piece over keeping large wet materials in the house, since they can grow mold while they wait. Take plenty of photos before anything is thrown out.
Only my garage smells musty. Is that worth testing?
Often, yes. Garages collect water from cars, water heaters and leaky doors, and many hold cardboard boxes and stored fabric. If the garage shares a wall or an air return with the house, mold testing tells you whether the problem stays in the garage.
