The Point of Testing

You do not need a test to know there is a stain on the ceiling. Mold testing tells you the parts you cannot see: whether the air inside carries more spores than the air outside, which types are present, and whether the moisture has spread past the visible spot. With no federal limit for indoor mold, according to the EPA, those comparisons are what make results meaningful.

Four Mold Myths, Corrected

Most of what people believe about mold comes from a friend, a forum or a product label. These four are some of the most common.

MYTH

Bleach takes care of it.

WHAT IS TRUE

The EPA’s guidance for small areas uses detergent and water on hard surfaces, and moldy drywall or carpet usually has to be replaced. Bleach also does nothing about the moisture that fed the growth.

MYTH

Black mold is always the dangerous kind.

WHAT IS TRUE

Color does not identify a mold. Many common types are dark, and only lab-based mold testing can tell you which one you actually have.

MYTH

A dry stain means the problem is over.

WHAT IS TRUE

Mold can go dormant when it dries and start again with the next leak. A dry stain still tells you water got in at some point.

MYTH

No smell means no mold.

WHAT IS TRUE

Not all growth gives off a strong odor, especially early on or behind a wall. Moisture readings and mold testing catch what your nose misses.

Why We Only Test

A mold testing company in Zacha Junction that also sells cleanup has a reason to find problems. We sell neither cleanup nor repairs. You can book our mold testing services in Zacha Junction with the team at the Fort Worth office.

Reasons to Call

  • A bedroom over the garage that smells stale or feels clammy.
  • Dark spots on the wall below a bay window or window seat.
  • A stain that came back after it was painted.
  • Moisture problems you inherited with a house you just bought.
  • A stuffy nose or cough that improves when you are away from home. Mention it to your doctor, because we are not medical providers. The CDC covers how mold can affect health.

The Visit, Start to Finish

A typical mold inspection in Zacha Junction runs like this:

  • We talk through the problem, the timeline and any repairs.
  • We check moisture at the problem spot and in the rooms around it.
  • Air gets sampled indoors and out, and surfaces get sampled when that will help.
  • A third-party lab analyzes the samples.
  • We deliver the report and answer your questions about it.

Other Areas We Serve

Mold Test DFW also tests homes across Garland and in Mesquite, Rowlett, Sunnyvale and Dallas.

Mold Facts From Public Sources

The EPA and CDC both publish plain-language mold guidance, and TDLR lists licensed assessors.

Bay Windows, Box Windows and Window Seats

These add light and a place to sit. They also add a small roof, a projecting floor and extra corners, and each of those is a spot where water or cold air can get in.

The small roof above

Many bay windows have their own little roof that ties into the wall. If the flashing at that joint fails, water runs down inside the bay.

Where to look: the ceiling of the bay and the top corners of the windows.

A floor that sticks out

Some bays project past the foundation, with a thin floor that is open to the air underneath. That floor runs cold and can collect condensation.

Where to look: the carpet or seat cushion during cold weather.

The seat cavity

Window seats often hide a storage box or an HVAC vent. Cold glass above stored blankets and books can make that storage smell musty fast.

Where to look: inside the seat lid and on the wall behind it.

When a Smell Follows the AC

Spores travel with the air. If one area of the house has growth near a return or a duct, the HVAC system can carry spores and the smell to other rooms. That is why a musty odor that seems to be everywhere does not always mean the problem is everywhere. Testing near the source and in the rooms it serves helps sort out where it actually starts.

Mold Test DFW is great! Ryan was a HUGE help with my mold problem. My unit had mold. My apartment complex said there isn't mold and did not treat so I called Ryan and he was there same day! Ryan is easy to work with, punctual, and great to talk to. My fiancée and I are looking to buy a home in the future and Ryan will be our first call during our inspection period. 10/10 recommend Mold Test DFW

Ryan did amazing work for us! My wife and I are in the middle of a quick option period for a house, and required a professional inspection done on a questionable bit of surface.

He was able to get in, do a complete thorough walkthrough, send samples off to the lab, and write a report up for us (that included a massive amount of broken down details), all before our option period ended.

Highly recommend using this company for anything, they definitely don’t disappoint!

Ryan is amazing and has gone above and beyond my expectations. My apartment complex has been very difficult throughout me trying to have Ryan do his assessment. The first time Ryan came out to do the assessment we were blocked and denied access to my apartment. It was a horrible situation I wasn't expecting. Ryan was very professional and asked appropriate questions when we were denied access. Throughout this on going process with the apartments, Ryan has been so kind. He is never in a rush and answers all your questions. I'm so grateful for his knowledge and the advice he has shared throughout this process I'm going through. I hope I don't ever have to deal with mold again but if I do I know who to call and I would definitely recommend him to anyone.

Ryan Rainey, the owner of Mold Test DFW, is amazing. We had him perform an inspection on a house we intend to purchase, and we are very happy with how he handled our need. After Ryan e-mailed the test results, he spent 45 minutes going over those results with us on the phone. Line by line he explained the problem, the solution, and the estimated cost, telling us along the way what was serious and what wasn't. He is the most thorough inspector I've ever dealt with on anything, and we recommend him to anyone with any type of mold issues. Thanks again, Ryan!!!

Ryan has been an absolute pleasure to work with. He’s consistently punctual, professional, and always goes the extra mile to make himself available even on short notice or clearance testing. His communication is clear and straightforward, and he always takes the time to explain exactly what needs to be done.
What really stands out is how easy he is to work with. Ryan makes the entire process smooth and stress-free. His attention to detail with paperwork is also top-notch—everything is always accurate, complete, and submitted promptly.

We had Mold Test DFW come out to test some dirty remediation equipment that another company had brought into our home after a water leak. I attached a few photos for reference so others can see what we were dealing with.

From the very beginning, Ryan was outstanding—he explained the testing process clearly, answered all of our questions, and made the entire experience stress-free. The appointment was scheduled quickly, and he arrived right on time with all of his professional equipment.

What really impressed us was how thorough and detail-oriented Ryan was. He didn’t just take air and surface samples—he explained each step of the process so we understood how the testing works and what the results would show. He was professional, respectful of our home, and very transparent about what he was doing.

Compared to other companies we’ve used in the past, Mold Test DFW was by far more honest and customer-focused. The final report was easy to understand, very comprehensive, and gave us peace of mind to move forward with the right remediation decisions.

If you need accurate, reliable, and trustworthy mold testing, I highly recommend Mold Test DFW. Ryan went above and beyond, and we’ll absolutely call them again in the future if we ever need testing.

A Garland Neighborhood Along I-635

Zacha Junction sits in Garland near Interstate 635, where DART’s South Garland Transit Center connects the neighborhood with buses to East Dallas and downtown.

Whatever the street, the questions we ask are the same: where the water is coming from, how long it has been there, and what it has touched. A mold inspection in Zacha Junction starts there.

Waiting Rarely Helps

A damp area does not dry out on its own while the source is still active. Testing sooner tends to mean:

  • Less material to replace.
  • A simpler repair plan.
  • Documentation while the timeline is still clear.

The Bedroom Over the Garage

Bonus rooms and bedrooms above a garage sit between two very different spaces: a conditioned room on top and an unconditioned garage below. That in-between position makes them more prone to moisture than most rooms.

The room above

Heated and cooled, with people, furniture and closets adding moisture.

The floor between

Joists, insulation, ducts and pipes. Gaps here are where trouble starts.

The garage below

Unconditioned, so it swings hot and cold with the weather and brings in water on cars.

A floor that runs cold or hot

If the floor over the garage is poorly insulated, the temperature difference can lead to condensation inside the floor cavity.

Air leaking up from the garage

Gaps around ducts, pipes and attic access openings can let damp garage air into the room above.

The end of a long duct run

Rooms over garages are often the last stop on the ductwork, so they can get less airflow and hold onto humidity longer than other rooms.

More outside walls

With more exterior wall than most rooms, there are more cold corners where furniture and closets trap moisture.

Frequently Asked Questions

Is Zacha Junction part of Garland?

Yes. Zacha Junction is a neighborhood in Garland, near Interstate 635. We test homes there and throughout the rest of Garland.

Outdoor air always contains mold spores, and the mix changes with the weather and season. Comparing your indoor samples with an outdoor sample from the same day shows whether the house has more spores, or different types, than you would expect.

If a room has visible growth or a strong musty smell, it is reasonable to keep the door closed and spend less time there until you know more. For any health concerns, check with your doctor, since we are not medical providers.

It can, especially on fabric curtains that touch a cold window where condensation collects. Spotting there usually points to a moisture problem at the window rather than in the fabric itself.

Yes. Fresh paint can cover a stain, but it does not change the moisture behind it, so meter readings still show what is going on. Let us know when the room was painted and what it looked like before.
