A Lab Report Settles the Argument
Is that spot mold or old water staining? Is the musty smell coming from the carpet or the wall behind it? People can disagree about what they see. Air samples, surface samples, and moisture readings give everyone the same set of facts, whether that is you, a contractor, a seller, or an adjuster.
Garage Conversions, Bonus Rooms, and Additions
Rooms added after a house was built often handle moisture differently from the original rooms. When we do mold testing in Bedford, these spaces get extra attention, especially when the smell is strongest there.
Converted Garages
Garage slabs often sit lower than the rest of the house and may not have a vapor barrier underneath. Carpet or laminate laid straight on that slab can trap moisture, and the bottom of the walls may sit close to outside grade.
Bonus Rooms
Rooms over a garage or tucked under the roof often have more exterior surface and less airflow than the rest of the house. If the HVAC doesn’t reach them well, they stay warmer, more humid, or both.
Additions
Where a new roof or wall meets the original house, flashing and seams are common leak points. Stains along the line where old and new construction join are worth a closer look.

Do You Need Mold Testing in Bedford?
When to call:
- A smell in a converted garage, bonus room, or other space that was added on.
- Water stains on the ceiling or walls that a home inspector called “suspect.”
- Mildew on the back of curtains, blinds, or furniture pushed against an exterior wall.
- A leak that was repaired, but nobody checked the drywall or insulation behind it.
- Symptoms that seem to ease when you are away. We aren’t doctors, so please see yours; the CDC has an overview.
What a Mold Inspection in Bedford Looks Like
A mold inspection in Bedford starts with a conversation and a look at the problem area, then widens to the nearby plumbing, HVAC, and exterior walls. Moisture meters show which materials are wet. Air samples are collected indoors and outdoors, surface samples come from visible growth, and an independent lab analyzes them. The written report puts it all in plain language.

Home Inspection Phrases, Translated
A general home inspection isn’t a mold test, so inspectors use careful language when they see something. Here is what the most common phrases usually mean, and when a mold inspection in Bedford is the logical next step.
“Suspected microbial growth”
What it usually means
The inspector saw discoloration that might be mold but didn’t sample it. Testing confirms what it is.
“Evidence of past moisture intrusion”
What it usually means
There are signs water got in at some point. Moisture readings show whether it is still wet today.
“Elevated moisture readings noted”
What it usually means
A meter read higher than expected. The material is likely wet now, which is when mold can grow.
“Recommend further evaluation by a qualified professional”
What it usually means
The inspector is handing the question to a specialist. For mold, that means a licensed mold assessment.

What really stands out is how easy he is to work with. Ryan makes the entire process smooth and stress-free. His attention to detail with paperwork is also top-notch—everything is always accurate, complete, and submitted promptly.
If you're looking for someone reliable, knowledgeable, and genuinely dedicated to their work, Ryan is the one to call. Highly recommended. United Water Restoration group Arlington, Texas Operations Manager, James Johnson

From the very beginning, Ryan was outstanding—he explained the testing process clearly, answered all of our questions, and made the entire experience stress-free. The appointment was scheduled quickly, and he arrived right on time with all of his professional equipment.
What really impressed us was how thorough and detail-oriented Ryan was. He didn’t just take air and surface samples—he explained each step of the process so we understood how the testing works and what the results would show. He was professional, respectful of our home, and very transparent about what he was doing.
Compared to other companies we’ve used in the past, Mold Test DFW was by far more honest and customer-focused. The final report was easy to understand, very comprehensive, and gave us peace of mind to move forward with the right remediation decisions.
If you need accurate, reliable, and trustworthy mold testing, I highly recommend Mold Test DFW. Ryan went above and beyond, and we’ll absolutely call them again in the future if we ever need testing.
From Bobo’s Gristmill to the Mid-Cities
Settlers reached this part of Tarrant County in the late 1840s. In the 1870s, Weldon Bobo came from Tennessee and opened a general store and gristmill, and the community took the name Bedford after the Tennessee county many settlers had left. Milton Moore opened its first school in his log cabin in 1861, and the first post office opened at Bobo’s home in 1877.
Bedford voted to incorporate in 1953, partly to avoid annexation by Hurst or Euless. It grew from 2,706 residents in 1960 to 20,821 in 1980, and the 2020 census counted 49,928. The former Bedford Boys Ranch became the city’s largest park in 1974. Today a mold inspection company in Bedford works mostly in homes from those decades of growth and the additions built onto them since.
Find It While It’s Small
A damp spot that is caught early is usually a patch and a repair. Left for months, it can mean cabinets, flooring, and insulation. Testing at the first sign tells you how big the problem actually is, so the fix is sized to match. That is the main reason to call a mold testing company in Bedford before a contractor starts cutting.
Arranging a Mold Test for a Parent or Relative
Many calls come from adult children worried about a parent’s house, or from someone managing a home for a relative. Mold testing services in Bedford can be set up even when you can’t be there yourself.

Share What You Know
Tell us about past leaks, repairs, and any changes you have noticed on visits, like a new smell or a stain that keeps growing. It helps us decide where to sample.

With the homeowner’s permission, the report can go to you, to them, or to both. That way, whoever is coordinating repairs has the same information.
Licensed Mold Assessment in Texas

Frequently Asked Questions
Can you test a home for a family member who lives elsewhere?
Yes. Someone needs to let us in and point out the problem areas, but the report can be sent to whoever arranges the test, with the homeowner’s permission.
Is a converted garage more likely to have mold?
It can be. Garage slabs are often lower than the house and may not have a vapor barrier or insulation, so the floor and the bottom of the walls can stay cool and damp.
How soon after a leak should I test?
If you can see growth or smell something, test now. If not, fix the leak first and give the area a few days to dry, then test to confirm nothing took hold while it was wet. Moisture readings during the visit show whether the drying worked.
Do you need to move furniture?
Usually only a little. If the concern is behind a dresser or a bookcase, clearing a few feet beforehand helps us take readings and samples.
Should I clean visible mold before the test?
No. Leave it as it is until samples are taken, so the lab can identify what is there. If something is actively leaking, stop the water first.
