What You Learn From a Test

A test tells you three things a look around can’t: whether mold is actively growing, whether spores have moved into the air of other rooms, and how indoor levels compare with the air outside. Moisture readings add a fourth, which is what is keeping it wet.

What Is Under Your Floor Matters

Not every house around Drop sits on a concrete slab. When there is open space under the floor, it becomes one of the first places we look during mold testing in Drop, because air from below can rise into the living space.

Pier-and-Beam

Floor on piers, open space below

The floor rests on beams and piers with a gap between the joists and the ground. If that space doesn’t drain or vent well, the joists and subfloor stay damp, and a musty smell can come up through floor registers and gaps around pipes.

Crawlspace

Enclosed space with skirting or walls

A crawlspace with a dirt floor and no vapor barrier lets ground moisture evaporate into the space. Standing water after rain, wet insulation hanging from the joists, or rusty ductwork are signs worth testing.

Manufactured Home

Belly wrap and skirting

Manufactured homes have a fabric or plastic belly wrap under the floor that holds insulation in place. A tear can let moisture and pests in, and a plumbing leak above it can pool on the wrap without showing inside.

Do You Need Mold Testing in Drop?

  • Soft spots or sagging in the floor, especially near a bathroom or the kitchen.
  • Condensation dripping from a metal roof or running down the inside of metal walls.
  • Stains on ceilings or walls after a heavy storm.
  • Coughing or stuffiness that flares up indoors and fades outside. We aren’t doctors, so get medical advice from yours; the CDC has information on mold and health.
Mold testing inspection in DFW Texas

A Mold Inspection in Drop, Start to Finish

Every mold inspection in Drop begins with what you have noticed and how the building is put together, including whether it sits on a slab, on piers, or over a crawlspace. Moisture readings come first, then air samples from the rooms of concern and the yard, plus surface samples of any visible growth. The samples go to an independent lab, and the report walks you through each result.

Nearby Mold Testing Service Areas

We also cover Justin, Argyle, Northlake, Denton and Haslet.

Trusted Mold Testing Resources

Good starting points are the EPA guide to mold and moisture, the CDC mold page, and the TDLR mold program.

Metal Buildings and Barndominiums

Metal roofs and walls change temperature fast. On a cool night after a warm, humid day, the underside of the metal can fall below the dew point of the air inside, and water condenses on it. That water drips onto insulation, framing, and whatever is stored below.

When a metal building is also a home, that condensation can feed mold in places that are hard to see. A mold inspection in Drop for this kind of building focuses on the roof, the wall cavities, and how the space is insulated and ventilated.

Insulation Gaps

Bare metal between insulation panels or at the eaves is where condensation forms first.

Wet Fiberglass

Fiberglass batts that get wet sag, lose their insulating value, and hold moisture against the metal.

Ridge and Eave Vents

Without a way for humid air to escape, moisture builds up under the roof deck.

Rusty Fasteners

Rust streaks around screws or along purlins show where water has been collecting over time.

Mold Test DFW is great! Ryan was a HUGE help with my mold problem. My unit had mold. My apartment complex said there isn't mold and did not treat so I called Ryan and he was there same day! Ryan is easy to work with, punctual, and great to talk to. My fiancée and I are looking to buy a home in the future and Ryan will be our first call during our inspection period. 10/10 recommend Mold Test DFW

Ryan did amazing work for us! My wife and I are in the middle of a quick option period for a house, and required a professional inspection done on a questionable bit of surface.

He was able to get in, do a complete thorough walkthrough, send samples off to the lab, and write a report up for us (that included a massive amount of broken down details), all before our option period ended.

Highly recommend using this company for anything, they definitely don’t disappoint!

Ryan is amazing and has gone above and beyond my expectations. My apartment complex has been very difficult throughout me trying to have Ryan do his assessment. The first time Ryan came out to do the assessment we were blocked and denied access to my apartment. It was a horrible situation I wasn't expecting. Ryan was very professional and asked appropriate questions when we were denied access. Throughout this on going process with the apartments, Ryan has been so kind. He is never in a rush and answers all your questions. I'm so grateful for his knowledge and the advice he has shared throughout this process I'm going through. I hope I don't ever have to deal with mold again but if I do I know who to call and I would definitely recommend him to anyone.

Ryan Rainey, the owner of Mold Test DFW, is amazing. We had him perform an inspection on a house we intend to purchase, and we are very happy with how he handled our need. After Ryan e-mailed the test results, he spent 45 minutes going over those results with us on the phone. Line by line he explained the problem, the solution, and the estimated cost, telling us along the way what was serious and what wasn't. He is the most thorough inspector I've ever dealt with on anything, and we recommend him to anyone with any type of mold issues. Thanks again, Ryan!!!

Ryan has been an absolute pleasure to work with. He’s consistently punctual, professional, and always goes the extra mile to make himself available even on short notice or clearance testing. His communication is clear and straightforward, and he always takes the time to explain exactly what needs to be done.
What really stands out is how easy he is to work with. Ryan makes the entire process smooth and stress-free. His attention to detail with paperwork is also top-notch—everything is always accurate, complete, and submitted promptly.
If you're looking for someone reliable, knowledgeable, and genuinely dedicated to their work, Ryan is the one to call. Highly recommended. United Water Restoration group Arlington, Texas Operations Manager, James Johnson

We had Mold Test DFW come out to test some dirty remediation equipment that another company had brought into our home after a water leak. I attached a few photos for reference so others can see what we were dealing with.

From the very beginning, Ryan was outstanding—he explained the testing process clearly, answered all of our questions, and made the entire experience stress-free. The appointment was scheduled quickly, and he arrived right on time with all of his professional equipment.

What really impressed us was how thorough and detail-oriented Ryan was. He didn’t just take air and surface samples—he explained each step of the process so we understood how the testing works and what the results would show. He was professional, respectful of our home, and very transparent about what he was doing.

Compared to other companies we’ve used in the past, Mold Test DFW was by far more honest and customer-focused. The final report was easy to understand, very comprehensive, and gave us peace of mind to move forward with the right remediation decisions.

If you need accurate, reliable, and trustworthy mold testing, I highly recommend Mold Test DFW. Ryan went above and beyond, and we’ll absolutely call them again in the future if we ever need testing.

A Small Community on FM 1384

Drop is an unincorporated community in southwest Denton County, about four miles northwest of Justin on Farm to Market Road 1384. It had a post office from 1886 to 1905, and a school built in 1922 ran until 1935, when students began attending school in Justin. Population counts have always been small, with 38 residents recorded in 1936 and 30 in 1963.

Homes around Drop range from older farmhouses to newer houses on larger lots, and some properties include metal buildings. Because construction varies so much here, our mold inspection company starts each visit by learning how the building is built before choosing where to sample.

Testing Early Saves the Floor and the Wall

Moisture under a floor or behind a wall can spread for a long time before it shows. A test at the first sign tells you how far it has gone and helps keep the repair to the part of the house that needs it.

Storm Shelters, Cellars, and Other Below-Grade Rooms

A room built into the ground stays cool, and cool concrete collects condensation from warm air. Storm shelters and cellars are also closed most of the year, so moisture builds up with nowhere to go. Here is what usually goes wrong and what helps.

Damp walls and floor

Concrete below ground stays cold and sweats in humid weather.

What helps

Open the door on dry days, and consider a small dehumidifier if the room has power.

Stored items mold first

Blankets, cardboard boxes, and bags of supplies soak up the moisture.

What helps

Keep supplies in sealed plastic bins, off the floor and away from the walls.

Water after storms

Rain can run in under the door or through cracks and sit on the floor.

What helps

Check the floor after heavy rain, clear the entry drain, and seal cracks in the concrete.

A smell when you open it

A musty odor in a closed shelter usually means growth somewhere inside.

What helps

Air it out, look behind stored items, and test before using the space for long periods.

If you are buying a property with a shelter or cellar, include it when you schedule mold testing services in Drop.

Frequently Asked Questions

Do you travel out to rural properties?

Yes. Drop and the surrounding parts of Denton County are within our service area. Let us know about long driveways, gates, or animals when you book so the visit goes smoothly.

Usually, yes. Tell us which buildings you want sampled, such as a shop, a guest house, or a converted barn, so we can plan enough time.

We check the floor system where it can be safely reached, including moisture readings on the joists and subfloor from below. Let us know where the access point is.

Rain can raise outdoor spore counts and humidity, which is one reason we always take an outdoor sample the same day. In most cases we can still test as planned.

Leave it closed up as it normally is, and avoid running fans or heaters you don’t usually use. Note where you have seen dripping or rust so we can check those spots first.
