Mold Testing in Plano, TX

Independent mold assessment for Plano homes

Plano lies about 17 miles from downtown Dallas, mostly in Collin County with a small part in Denton County, and Mold Test DFW comes over from Fort Worth to work here. Mold testing in Plano starts with moisture readings, uses air or surface samples where they will settle a question, and ends with results from an independent laboratory.

Schedule a Plano Mold Test

Mold Test DFW is an assessment-only company, consistent with Texas Occupations Code Chapter 1958, which prevents a license holder from assessing and remediating the same mold project. Planning a Plano visit is simple: tell us the room, what you have seen or smelled, and whether any water got in lately, and we will arrive with the right sampling plan.

Measure the Moisture Before You Repair

The mark you can see is rarely the full extent of a water problem. Mold testing in Plano measures where moisture spread, identifies what is growing, and points to the cause, so the repair can be scoped properly. The EPA has no federal limits for airborne mold, so indoor samples are always compared with an outdoor sample taken the same day.

Gray Plastic Pipe in 1980s and 1990s Homes

Polybutylene supply pipe was widely installed in homes built from the late 1970s to the mid-1990s, the same years Plano grew fastest. It is known for failing, often at the fittings, which is why many houses from that era have since been replumbed. Some have not.

What it looks like

Flexible plastic pipe, usually gray and sometimes blue or black, often stamped PB2110. It may still be visible at the water heater, under sinks, near the water meter or in the attic.

What to do about it

If you find it, have a licensed plumber look at its condition and talk through replacement. Until then, check those visible spots now and then for drips, stains or a musty smell.

What Mold Testing in Plano Involves

  • Moisture readings on the walls, floors, ceilings and cabinets near the concern, and in the rooms beside it.
  • Air samples when a smell or symptoms are the reason you called, paired with an outdoor sample.
  • Tape or swab samples where growth is visible, so the lab can name it.

The readings decide which samples are worth taking.

A Plano Mold Testing Company With No Cleanup Side

  • We never quote remediation, so our findings are not a sales pitch.
  • An independent laboratory analyzes every sample.
  • The written report ties each sample location to its result and a next step.

Our mold testing services in Plano are available to owners, renters and buyers, and you decide who receives the report.

Common Reasons Plano Homeowners Call

Mold testing in Plano is worth scheduling when:

  • A musty smell keeps coming back to a room or closet.
  • Paint is bubbling or a stain is spreading near a bathroom, window or outside wall.
  • Flooring has lifted, cupped or softened in one spot.
  • Water got in from a leak, an overflow or a storm, even a small one.
  • Someone feels better after time away from the house. We are not medical providers, so please see your doctor about symptoms; the CDC explains how mold can affect health.

How a Plano Visit Works

  • Intake: what you noticed, where, and when.
  • Readings: moisture meters around the concern and the nearby rooms.
  • Sampling: air, surface or both, chosen from the readings.
  • Laboratory: sealed samples analyzed by an independent lab.
  • Report: written findings and a call to walk through them.

Wood Trim That Holds Water

Painted wood trim protects the edges of a house, but once paint and caulk wear out, the trim soaks up water and passes it inward.

Fascia and eave boards

Overflowing gutters soak the board behind them. Peeling paint and soft spots along the roof edge are usually the first signs.

Window sills and trim

Flat sills and trim joints hold rainwater. When the caulk cracks, water gets into the wood and then into the wall behind it.

Door frames at the bottom

The bottom of an exterior door frame sits close to the porch or patio and stays wet after storms, so rot often starts there.

Keep paint and caulk in good shape, and have a carpenter replace soft wood. If the trim is soft, check the inside of that wall for stains or a musty smell too.

Mold Test DFW is great! Ryan was a HUGE help with my mold problem. My unit had mold. My apartment complex said there isn't mold and did not treat so I called Ryan and he was there same day! Ryan is easy to work with, punctual, and great to talk to. My fiancée and I are looking to buy a home in the future and Ryan will be our first call during our inspection period. 10/10 recommend Mold Test DFW

Ryan did amazing work for us! My wife and I are in the middle of a quick option period for a house, and required a professional inspection done on a questionable bit of surface.

He was able to get in, do a complete thorough walkthrough, send samples off to the lab, and write a report up for us (that included a massive amount of broken down details), all before our option period ended.

Highly recommend using this company for anything, they definitely don’t disappoint!

Ryan is amazing and has gone above and beyond my expectations. My apartment complex has been very difficult throughout me trying to have Ryan do his assessment. The first time Ryan came out to do the assessment we were blocked and denied access to my apartment. It was a horrible situation I wasn't expecting. Ryan was very professional and asked appropriate questions when we were denied access. Throughout this on going process with the apartments, Ryan has been so kind. He is never in a rush and answers all your questions. I'm so grateful for his knowledge and the advice he has shared throughout this process I'm going through. I hope I don't ever have to deal with mold again but if I do I know who to call and I would definitely recommend him to anyone.

Ryan Rainey, the owner of Mold Test DFW, is amazing. We had him perform an inspection on a house we intend to purchase, and we are very happy with how he handled our need. After Ryan e-mailed the test results, he spent 45 minutes going over those results with us on the phone. Line by line he explained the problem, the solution, and the estimated cost, telling us along the way what was serious and what wasn't. He is the most thorough inspector I've ever dealt with on anything, and we recommend him to anyone with any type of mold issues. Thanks again, Ryan!!!

Ryan has been an absolute pleasure to work with. He’s consistently punctual, professional, and always goes the extra mile to make himself available even on short notice or clearance testing. His communication is clear and straightforward, and he always takes the time to explain exactly what needs to be done.
What really stands out is how easy he is to work with. Ryan makes the entire process smooth and stress-free. His attention to detail with paperwork is also top-notch—everything is always accurate, complete, and submitted promptly.
If you're looking for someone reliable, knowledgeable, and genuinely dedicated to their work, Ryan is the one to call. Highly recommended. United Water Restoration group Arlington, Texas Operations Manager, James Johnson

We had Mold Test DFW come out to test some dirty remediation equipment that another company had brought into our home after a water leak. I attached a few photos for reference so others can see what we were dealing with.

From the very beginning, Ryan was outstanding—he explained the testing process clearly, answered all of our questions, and made the entire experience stress-free. The appointment was scheduled quickly, and he arrived right on time with all of his professional equipment.

What really impressed us was how thorough and detail-oriented Ryan was. He didn’t just take air and surface samples—he explained each step of the process so we understood how the testing works and what the results would show. He was professional, respectful of our home, and very transparent about what he was doing.

Compared to other companies we’ve used in the past, Mold Test DFW was by far more honest and customer-focused. The final report was easy to understand, very comprehensive, and gave us peace of mind to move forward with the right remediation decisions.

If you need accurate, reliable, and trustworthy mold testing, I highly recommend Mold Test DFW. Ryan went above and beyond, and we’ll absolutely call them again in the future if we ever need testing.

From a Flat Prairie to a Corporate Hub

Settlers arrived in the early 1840s, and the town took the name Plano, from the Spanish word for flat, after the local terrain. The Houston and Texas Central Railway was completed in 1872, Plano incorporated in 1873, and a fire in 1881 destroyed most of the business district. The city had just 2,126 residents in 1950 and 17,872 in 1970, then 128,713 by 1990 and 285,494 at the 2020 census. Toyota Motor North America, JCPenney, Frito-Lay and Pizza Hut are headquartered here, and the Plano Balloon Festival takes place every September.

Most of that growth happened between 1970 and 2000, so a great many Plano homes are now thirty to fifty years old. Original plumbing, aging roofs and exterior trim from those decades are where our mold testing company in Plano looks first.

A Small Leak Is Cheaper Today

The EPA recommends drying wet building materials within 24 to 48 hours to prevent mold growth. After that window, repairs usually grow. Mold testing in Plano early on can mean:

  • Replacing a small piece of drywall instead of a full wall.
  • Finding a slow leak before it ruins a vanity or subfloor.
  • Having dated lab results for an insurer, a landlord or a buyer.

Buying a Freshly Flipped House

A remodeled house can be a great find. Fresh finishes also make it harder to see what happened before. We are not attorneys, so ask your agent how these steps fit your contract.

ASK

What was repaired

Ask what was fixed and whether permits were pulled for plumbing, roofing or structural work. Ask for any water damage invoices.

LOOK

Where the fresh paint stops

New paint and flooring can cover old stains. Look inside sink cabinets, closets and the attic, places a quick remodel often skips.

TEST

What the readings say

A general inspection and, where something seems off, moisture readings or a mold test during your option period give you facts before closing.

Plano Mold Testing Questions

I used a shop vac to pick up water. Can mold grow inside it?

Yes, if it sits with water in the tank and a wet filter. Empty it right away, rinse the tank, and let the tank, hose and filter dry completely before storing it. A musty smell when you turn it on is a sign the filter needs replacing.

It can be. A stain around a light just below the attic can come from a roof leak above it, or from moisture condensing where warm house air leaks into a cold attic around the fixture. Turn off the power before touching it, and have the ceiling and the attic above it checked.

Mold spores are everywhere outdoors, including in your own yard, and some always drift inside. That alone does not cause a problem. Mold grows indoors when spores land somewhere that stays damp, so moisture inside your home is what matters.

Until the wet materials are actually dry, which can take longer than the surface suggests. The EPA advises drying within 24 to 48 hours. Moisture readings are the reliable way to know when drywall, wood and flooring are back to normal.

It can. Fiberglass and acrylic tubs sometimes crack, especially near the drain, and water can leak through to the subfloor or the ceiling below with every bath. Have a cracked tub repaired or replaced, and check the area below for stains.
