Mold Testing in Richardson, TX
Assessment-only mold inspection for Richardson homes
Richardson straddles Dallas and Collin counties along the stretch known as the Telecom Corridor, and Mold Test DFW comes over from Fort Worth to work here. Mold testing in Richardson begins with moisture readings, adds air or surface samples where they answer a real question, and ends with results from an independent laboratory.
Plan a Richardson Mold Test
Texas Occupations Code Chapter 1958 keeps mold assessment and mold remediation apart, so the license holder who assesses a project cannot also remediate it. Mold Test DFW only assesses. To plan a Richardson visit, tell us the room, what you are noticing, and whether there has been a recent leak, and the sampling plan will be ready when we arrive.

Start With the Moisture
A visible stain is usually only part of the wet area behind it. Mold testing in Richardson measures how far moisture reached, identifies what is growing, and traces it to a likely source, so the repair fits the actual problem. The EPA has not set federal limits for mold in indoor air, so we compare indoor samples with an outdoor sample from the same visit.
Ducts Buried in the Slab
Some homes built in the 1950s and 1960s run heating and cooling ducts through or under the concrete slab, with registers in the floor. If groundwater or condensation gets into those ducts, they can hold moisture where nobody can see it.
Signs worth checking
An HVAC contractor can inspect in-slab ducts with a camera and talk through the options.
What a Richardson Mold Test Covers
- Meter readings on the walls, floors, ceilings and cabinets near the concern and in the rooms next to it.
- Air samples when an odor or symptoms brought you to us, alongside an outdoor sample.
- Tape or swab samples where growth is visible, so the lab can identify it.
The readings tell us which samples are worth the cost.
A Richardson Mold Testing Company That Stays Independent
- We never bid remediation, so the report has nothing to sell.
- Every sample goes to an independent laboratory.
- Your written report connects each sample location to its result and a sensible next step.
Our mold testing services in Richardson are open to owners, renters and buyers, and the report goes only to people you choose.
Why Richardson Homeowners Call
Mold testing in Richardson is worth booking when:
- A musty smell keeps returning to a room or closet.
- A stain is spreading, or paint is lifting, near a bathroom, window or outside wall.
- Flooring has cupped, lifted or softened in one spot.
- Water came in from a leak, an overflow or a storm, even briefly.
- Someone feels better after time away from the house. We are not medical providers, so please see your doctor about symptoms; the CDC explains how mold can affect health.
How the Visit Goes
- Intake: what you have noticed, where, and since when.
- Readings: moisture meters across the area and the rooms around it.
- Sampling: air, surface or both, picked from the readings.
- Laboratory: sealed samples analyzed by an independent lab.
- Report: written findings and a call to go over them.

Courtyard and Patio Area Drains
Enclosed courtyards and patios surrounded by walls rely on small drains in the paving to carry rain away. When those drains stop working, the water has nowhere to go but toward the house.
Clogged grates
Leaves and dirt fill the area drains in courtyards and patios. A blocked grate turns the next storm into a puddle against the house.
Lines that go nowhere
Area drains connect to a buried pipe that can crack, settle or fill with roots. Water backs up even when the grate looks clear.
Doors at the same level
Doors that open onto a courtyard sit close to the paving. If the drain backs up, water reaches the threshold first.
Clear the grates after storms and run a hose into each drain to see where the water comes out. If it does not drain, a drainage or plumbing contractor can scope the line.
Reviews From Homeowners Around DFW

He was able to get in, do a complete thorough walkthrough, send samples off to the lab, and write a report up for us (that included a massive amount of broken down details), all before our option period ended.
Highly recommend using this company for anything, they definitely don’t disappoint!

What really stands out is how easy he is to work with. Ryan makes the entire process smooth and stress-free. His attention to detail with paperwork is also top-notch—everything is always accurate, complete, and submitted promptly.
If you're looking for someone reliable, knowledgeable, and genuinely dedicated to their work, Ryan is the one to call. Highly recommended. United Water Restoration group Arlington, Texas Operations Manager, James Johnson

From the very beginning, Ryan was outstanding—he explained the testing process clearly, answered all of our questions, and made the entire experience stress-free. The appointment was scheduled quickly, and he arrived right on time with all of his professional equipment.
What really impressed us was how thorough and detail-oriented Ryan was. He didn’t just take air and surface samples—he explained each step of the process so we understood how the testing works and what the results would show. He was professional, respectful of our home, and very transparent about what he was doing.
Compared to other companies we’ve used in the past, Mold Test DFW was by far more honest and customer-focused. The final report was easy to understand, very comprehensive, and gave us peace of mind to move forward with the right remediation decisions.
If you need accurate, reliable, and trustworthy mold testing, I highly recommend Mold Test DFW. Ryan went above and beyond, and we’ll absolutely call them again in the future if we ever need testing.
A Rail Depot That Became the Telecom Corridor
Richardson grew up around a Houston and Texas Central Railway depot built in 1873 and was named for Alfred S. Richardson, secretary of that railroad. It incorporated in 1925. Collins Radio opened an office in the 1950s and Texas Instruments arrived on the city’s southern border in 1956, and the area later became known as the Telecom Corridor. The population went from about 1,300 in 1950 to 16,810 in 1960 and 48,405 in 1970, and reached 119,469 at the 2020 census. The University of Texas at Dallas is here too.
Because so many houses went up in the 1950s and 1960s, Richardson has a large stock of homes now more than sixty years old, with building details from that era that newer houses do not share. Our mold testing company in Richardson keeps those details in mind.
Catch It While It Is Small
The EPA recommends drying wet building materials within 24 to 48 hours to prevent mold growth. After that, the repair usually grows. Mold testing in Richardson early on can mean:
- Cutting out a small section of drywall rather than a full wall.
- Finding a slow leak before it reaches cabinets or a subfloor.
- Having dated lab results for an insurer, a landlord or a buyer.
The Window Inside the Shower
Many older bathrooms have a window right inside the tub or shower. It brings in daylight, and it also takes a soaking every day.
The sill
A tiled or wood sill inside the shower takes direct spray. If it is flat or tips inward, water sits on it after every shower.
The frame
Wood frames and older metal frames in a shower can rot or corrode, and water can work into the wall around them.
The caulk and grout
The joints where the window meets the tile need to stay sealed. A crack there lets water get behind the tile.
Soft wood, peeling paint or dark spots on the sill are signs to have the window and the wall around it checked.
Check the License Before Anyone Samples
Mold assessment consultants are licensed by the Texas Department of Licensing and Regulation. A license generally requires approved training and an exam, and renewal requires insurance and continuing education. Before anyone samples your Richardson home, ask for the license number and look it up on the TDLR website. We are happy to share ours.
Every assessment is carried out by our certified mold inspectors and our trained, certified mold assessment consultants.

Richardson Mold Testing Questions
Can mold grow under a mattress that sits on the floor?
It can. A sleeping body gives off moisture every night, and a mattress flat on the floor, especially on carpet or a cool slab, has no airflow underneath. Lift it on a frame or slatted base, and check the underside now and then for spots or a musty smell.
My thermostat has a dehumidify setting. Should I use it?
It can help in humid weather. On many systems it slows the fan so the coil removes more moisture. Ask an HVAC technician whether your equipment supports it and how to set it, since the right setting depends on the system.
We pulled up old carpet and the tack strip is dark and rusty. What does that mean?
Rusty nails and dark, stained tack strip usually mean water reached that spot at some point, from a leak, a pet or a flood. Check the slab and the bottom of the nearby wall for dampness before new flooring goes down.
How often should I look under my sinks?
Once a month is a good habit. Open the cabinet, look at the floor and the back wall, and feel the supply lines and drain for dampness. Slow drips under sinks are one of the most common sources of hidden moisture.
Can a fabric headboard against an outside wall get moldy?
It can if the wall stays cool and damp and there is no air moving behind the headboard. Leave a small gap between the headboard and the wall, and check the back of it and the wall behind it if the room smells musty.
