Mold Testing in Garland, TX
Lab-backed mold inspection for Garland homes
Garland sits northeast of Dallas, mostly in Dallas County with pieces reaching into Collin and Rockwall counties, and Mold Test DFW travels in from Fort Worth. Mold testing in Garland starts with a moisture survey, uses air or surface samples where the readings call for them, and ends with an independent laboratory’s results.

Under Texas Occupations Code Chapter 1958, whoever assesses a mold project cannot also be the one who remediates it. Mold Test DFW is on the assessment side and stays there. Tell us about the Garland room in question, the smell or stain you noticed, and any water that got in lately, and the sampling plan will be ready when we arrive.

Measure It Before You Fix It
The part of a water problem you can see is rarely all of it. Mold testing in Garland measures where the moisture spread, identifies any growth, and connects it to a source, so the repair can be sized correctly. Since the EPA sets no federal limit for mold in indoor air, every indoor result is read side by side with an outdoor sample from the same visit.
Carports and Low-Slope Roof Additions
Plenty of older Garland houses picked up a carport, a covered patio or a room addition with a nearly flat roof. Where that roof meets the original house is a common entry point for water.
Where the roofs meet
A carport or patio roof tied into the house relies on flashing at the wall. If it pulls loose, rain runs behind the brick and into the wall.
Not much slope
Low-slope roofs drain slowly. Water that sits in a dip or against a seam has more time to find a way through.
Gutters at the wall
A carport gutter that empties beside the slab soaks the soil and the bottom of the wall every time it rains.
What Mold Testing in Garland Includes
- Meter readings across nearby walls, floors, ceilings and cabinetry, then the adjoining rooms.
- Air samples when a smell or symptoms are the reason for the call, paired with one taken outdoors.
- Tape or swab samples from visible growth, so the lab can say what it is.
Our mold testing services in Garland end with a report, not a remediation bid. What the meters show decides how many samples are worth the cost.
When Garland Homeowners Usually Call Us
Mold testing in Garland is a good idea when:
- One room or closet has a musty smell that comes back after cleaning.
- A stain is growing, or paint is peeling, near a bathroom, a window or an exterior wall.
- Part of a floor has lifted or feels soft.
- A leak, an overflow or storm water got inside, even briefly.
- A family member feels better away from the house. We are not medical providers, so please see your doctor about symptoms; the CDC covers how mold can affect health.
How a Garland Visit Unfolds
- Questions: what you noticed, where, and since when.
- Readings: moisture meters around the concern and in the rooms beside it.
- Sampling: air, surface or both, based on those readings.
- Laboratory: sealed samples analyzed by an independent lab.
- Results: a written report and a call to go over it.

After a Storm Passes Through Garland
Wind and hail can open a roof, crack a skylight or break the seal on a window without leaving an obvious hole. After a storm in Garland, look at ceilings near outside walls, the tops of window frames, and the attic decking for fresh stains or damp spots. The EPA advises drying wet materials within 24 to 48 hours, so act quickly. If water got in, a dated mold testing report shows what was found and where. We are not insurance adjusters, so ask your insurer how it fits a claim.
Big Trees Over the House
Mature trees are one of the best things about an established neighborhood. Up close to the house, they also change how the roof, the gutters and the ground around the slab handle water.
Shade that never lifts
Branches over the roof keep shingles and decking damp long after rain, which wears the roof faster and gives water more chances to get in.
Leaves in gutters and valleys
Fallen leaves clog gutters and roof valleys, and backed-up water can run behind the fascia or under the edge of the shingles.
Roots near the house
Large roots can crack or shift water and sewer lines over time, and a slow leak underground may show up as a damp slab edge.
An arborist can advise on trimming, and a roofer or plumber can handle repairs. If a ceiling or wall near a big tree shows stains, a moisture reading tells you whether water is getting inside.

He was able to get in, do a complete thorough walkthrough, send samples off to the lab, and write a report up for us (that included a massive amount of broken down details), all before our option period ended.

Two Rival Towns That Became One
Garland grew out of two competing settlements, Embree and Duck Creek, which merged after a post office dispute in 1887. The new town was named for U.S. Attorney General Augustus Hill Garland and incorporated in 1891. An F4 tornado struck on May 9, 1927, killing 15 people. Aircraft plants operated in the area during World War II, and Kraft Foods bought a vacant one afterward. The population jumped from 10,571 in 1950 to 138,857 in 1980 and reached 246,018 at the 2020 census.
Because so much of Garland was built during that postwar surge, many homes now have decades-old plumbing, roofs on their second or third replacement, and additions put on long after the original house. Our mold testing company in Garland looks at those places first.
Small Leaks Get Bigger
The EPA recommends drying wet building materials within 24 to 48 hours to prevent mold growth. Waiting longer usually adds to the repair. Mold testing in Garland early on can mean:
- Replacing a patch of drywall rather than a full wall.
- Stopping a slow drip before it ruins a vanity or subfloor.
- Having dated results ready for an insurer, a landlord or a buyer.
Grab Bars, Shower Seats and New Holes in the Tile
Adding grab bars or a fold-down seat is a smart safety upgrade in many Garland homes. Every new hole in a shower wall needs a little care, though.
BEFORE DRILLING
Plan the spot
Grab bars need solid backing such as a stud or blocking, or anchors made for hollow walls. A licensed installer can find the right spot.
WHILE INSTALLING
Seal every hole
Each screw hole through tile is a path for water. Sealant in the holes and around the mounting flange keeps shower water out of the wall.
RIGHT AFTER
Check the tile
Look for cracked tile or chipped grout around the new holes. A crack is much easier to fix now than after months of showers.
OVER TIME
Watch for changes
A loose bar, dark grout around the flange or a musty smell in the next room can mean water is getting behind the tile.

Garland Mold Testing Questions
There is a water stain on my popcorn ceiling. Should I scrape it off?
Not yet. Textured ceilings in older homes can contain asbestos, so have the material tested by a licensed asbestos professional before anyone scrapes or sands it. The stain itself means water reached the ceiling, so find and fix the leak, and have the area checked for moisture.
Does a cedar closet keep mold away?
Not reliably. Cedar is known for discouraging some insects, but a cedar closet on a damp or poorly ventilated wall can still smell musty and grow mold on stored items. Keep the closet dry and let air move through it now and then.
Can a wet wall dry out on its own?
Sometimes, if the leak was small and fixed quickly. Insulation and the back of the drywall can stay wet much longer than the painted face suggests, though. Moisture readings over several days show whether the wall is really drying.
A drink spilled deep into my couch cushions. Can that mold?
It can if the foam stays wet for days. Blot as much as you can, remove the cushion covers if the maker allows it, and dry the foam with airflow. A sour or musty smell that will not go away means moisture is still trapped inside.
Can a ceiling fan spread mold around a room?
A fan moves air, so it can circulate spores that are already in the room, but it does not create mold. If a room smells musty, turning the fan off will not solve it. Finding the moisture source will.
